Director of Residential Sales & Leasing Services

About the role

The Director of Residential Sales & Leasing Services provides strategic leadership and overall direction for the company’s residential sales, leasing and project marketing business, driving revenue growth, strengthening client relationships and ensuring high‑performance team delivery.

Key responsibilities

• Develop and lead the strategic direction of the Residential Sales & Leasing Services department, aligning with the company’s vision and growth objectives.
• Drive sales and leasing performance by setting targets, managing pipelines, improving conversion rates and ensuring timely follow‑up with buyers, tenants and owners.
• Establish annual business plans, financial targets and budgets, monitor results and implement corrective actions.
• Lead residential marketing campaigns, including listing strategy, digital promotion, lead generation and open‑house events.
• Identify new business opportunities and strategic partnerships to expand market presence.
• Provide executive leadership to managers and team leaders, set KPIs, review performance and foster a high‑performance culture.
• Maintain market intelligence on supply, demand, pricing and competitor activity to guide pricing and strategy.
• Negotiate and manage major accounts and high‑value transactions throughout the sales and leasing process.

Required profile

• Bachelor’s degree in Business Administration, Real Estate or related field; MBA is a plus.
• 5‑10 years of experience in residential sales and leasing, including at least 5 years in a managerial role and 3 years at senior or director level.
• Strong leadership, people‑management and professional integrity with excellent English communication skills.
• Proficiency in additional regional languages (Chinese, Japanese, Korean) is advantageous.
