Property Valuation & Advisory Manager

About the role

The Property Valuation & Advisory Manager will lead valuation assignments across residential, commercial, mixed‑use and hospitality assets for CREM Project Management in Phnom Penh. This full‑time, on‑site position reports to senior management and provides valuation reports and advisory input for feasibility studies, investment decisions and portfolio optimisation.

Key responsibilities

• Oversee property valuation assignments for multiple asset classes.
• Coordinate data collection, market research and analysis of comparable transactions.
• Apply market, income and cost approaches in line with international and Cambodian standards.
• Prepare detailed valuation reports and ensure compliance with relevant regulations.
• Present findings to clients, project managers and stakeholders.
• Respond to technical queries and due‑diligence requests.
• Support business development with valuation and advisory proposals.
• Contribute to internal best‑practice guidelines and maintain consistent reporting.

Required profile

• Strong expertise in real estate valuation across residential, commercial and hospitality assets.
• Proven experience preparing professional valuation reports.
• Proficiency in financial modelling (DCF, IRR, NPV, sensitivity analysis) for feasibility and investment appraisal.
• Solid understanding of Cambodian real estate regulations and planning frameworks.
• Ability to manage multiple assignments, meet deadlines and work collaboratively.
• Excellent written and verbal communication in English.
• Relevant academic background (Real Estate, Finance, Economics, Engineering) and professional certifications are a plus.
• Prior experience in a consulting firm, bank or investment company.
