Sales Director

About the role

ULS is looking for an experienced Sales Director to lead its sales function across Phnom Penh and Siem Reap. The role will shape and execute sales strategy, oversee a team of junior advisors and senior staff, and manage relationships with external agencies to drive revenue and project hand‑over.

Key responsibilities

• Achieve agreed sales targets for revenue, units sold and absorption rates, whether deals are closed internally or through agencies.
• Design, monitor and optimise the full sales funnel to maintain a healthy pipeline and high conversion rates.
• Step in to support or lead negotiations when needed to secure deal closure.
• Identify, appoint and manage high‑performing local and international sales agencies, ensuring consistent lead quality and channel productivity.
• Provide regular performance reports on agency effectiveness to the Managing Director.
• Represent ULS at industry events, networking sessions and buyer meetings.
• Develop practical sales strategies covering product positioning, pricing, incentives and phasing based on market demand.
• Lead and coach the sales teams in Phnom Penh and Siem Reap, setting clear expectations and fostering continuous improvement.
• Maintain up‑to‑date knowledge of property markets, customer trends and professional sales practices.

Required profile

• Proven track record in senior sales leadership, preferably within real‑estate or property sectors.
• Experience managing junior and mid‑level sales staff and external agency partners.
• Strong strategic thinking with the ability to translate market insights into actionable plans.
• Excellent communication and negotiation skills, with confidence presenting to senior stakeholders.
• Willingness to work across both Phnom Penh and Siem Reap.
